The Volkswagen, Porsche Marriage is Back on Track

Paul A. Eisenstein, The Detroit Bureau, reports today that “the on-again/off-again tie-up of Porsche and Volkswagen finally is set to be completed after a series of potentially costly snags that threatened to scuttle the deal.

The marriage – which follows an abortive David-and-Goliath effort by the smaller maker that triggered an assortment of lawsuits and a feud within the extended Porsche family – is “expected…to take effect as of August 1, 2012,” Volkswagen says.”

This explains Porsche’s purchase of an additional 30 acres at Aerotropolis in Hapeville that was optioned when the original merger was planned.  It seems certain now that Volkswagen will be building their 200,000 square foot offices and bringing some executives from Germany to Atlanta.

Certainly, Hapeville’s renaissance is starting!  This hidden gem of Atlanta will be the next “Hot” in-town neighborhood.  Already quality, upscale housing exists at the Courtyards of Hapeville and Asbury Park.  Both neighborhoods are offering a new look to the city.  Asbury Park is higher density, with a very urban feel as it is nestled in between the two commercial centers of Hapeville, Virginia Avenue and Central Avenue.

The Courtyards of Hapeville, within walking distance to the Aerotropolis, Delta’s World Wide Headquarters, and Korean Air Cargo‘s U.S. headquarters has a more residential ambiance.  It is just a block away from a recently refurbished park and, in another direction,  from the Teaching Museum, with its old ball fields and play areas.

Wikipedia describes Hapeville thusly, “Since 2005, Hapeville has seen significant gentrification, beginning with the Virginia Park neighborhood and then spreading throughout the city.  Hapeville has been discovered by young professionals seeking historic neighborhoods close to downtown Atlanta, and there has been a great deal of new residential construction, including single-family homes, townhomes, and upscale apartments. This new residential development has led to a revived historic downtown. Hapeville has also been discovered by metro Atlanta’s arts community, and the beginnings of an artist colony have taken shape with the formation of the Hapeville Arts Alliance.  The Hapeville Historic District is listed on the National Register of Historic Places.”

Auto Sales on Fire in June

 MSN Money‘s Kim Peterson reports today, July 3rd, that “After hitting a speed bump in May, auto sales came roaring back last month, with General Motors, Ford, and Chrysler all beating analyst expectations.

Historically, there has been a strong link between the sales of big ticket items of cars and new homes.  During this recession, they have become dis-jointed, but now appear to be re-aligning.

Sales of new homes have been up the past three months while auto sales have been strong, except for a brief slide back and are now moving briskly.

The worry of more foreclosures should be alleviated by Billion Dollar REITs entering the single family detached market.  Blackstone has announced that they are raising $13 billion while Beazer Homes has been working with several smaller REITs for the purchase of distressed homes.

ow interest rates and depressed prices and distressed sellers, now is the best time ever to buy a new home!

Porsche Closes on Aerotropolis Property

The Atlanta Business Chronicle reported in today’s edition, 6/29/2012, that Porsche North America Inc. has closed on its purchase of  56.2 acres at Jacoby Development’s Aerotrop0lis in Hapeville for its new $100 million North American Headquarters.

Porsche will use 26 acres for its headquarters and exhibition track while the other 30 acres is presumed to be for Volkswagen’s 200,000 square feet of offices.

The new headquarters, a showcase for the Porsche brand, will anchor the Aerotropolis, a nearly 130 acre mixed-use redevelopment of the former Ford Motor Co.‘s assembly plant in Hapeville, conveniently located 10 minutes from downtown.  The German luxury automaker will move to a facility that will include a 150,000-square-foot office tower.  Porsche will move about 300 employees from Sandy Springs and add at least another 100 jobs as it consolidates finance and insurance operations from suburban Chicago.  Renderings of the planned headquarters can be seen at  http://chesbuilt.com/2011/11/18/porsche-releases-pics-of-new-atlanta-headquarters/.

Additional development is expected to include a 400 key four to five star, full service hotel, as well as an associated 200 key limited service companion hotel.  It is reported from other sources that the hotels are anxious to get started to capitalize on the recently opened International Terminal at Hartsfiled-Jackson.

Retail and restaurant space will complete the development, adding 10,000 jobs to the complex by the time it’s completed.  Real estate values are certainly expected to rise rapidly in spite of the doldrums of the overall economy.

Porsche to Exercise Option to Purchase Bringing Volkswagen to Aerotropolis

Porsche is scheduled to close on its purchase of 58 acres within the next few weeks, the closing papers are being prepared presently.  Porsche will use 26 acres for its North American Headquarters and  a 1.6 mile test drive track.  The new complex, representing an investment of up to $100 million, will be located in the “Aerotropolis Atlanta” development site in Hapeville, adjacent to the new International Terminal.

It will be comprised of modern office facilities for a workforce that will eventually number 400 to 600 employees, including Porsche’s Technical Service and Training Center, as well a leading-edge Customer Experience Center that will feature a test track facility to highlight the capabilities of Porsche’s industry-leading sports cars.  Groundbreaking is planned for fall of this year, with the move-in date scheduled for the second half of 2013.

The other 32 acres were under option for Volkswagen as the two companies planned to merge  before the economic crisis put those plans on hold.  However, Martin Winterkorn,  CEO of Volkswagen and of holding company Porsche Automobil Holding, told reporters at the sidelines of the North American International Auto Show that We want to work together as soon as possible.”

The Atlanta Business Chronicle reported early last month that Volkswagen’s plans include up to 200,000 square feet of offices and the relocation of executives from Germany.  The exercise of this option makes this appear to be a certainty.  

In a document filed last September between the city of Atlanta and Jacoby Development, Porsche Cars North America indicated there could be no automotive manufacturer, importer or distributor other than Porsche, Volkswagen Group of America Inc., or their subsidiaries and affiliates, within Aerotropolis, according to Databank Inc., an Atlanta real estate research firm.

director of the Forest Park/Fort Gillem Local Redevelopment Authority, and the city of Forest Park have been working to lure companies into the now mostly vacant Fort Gillem Army base.

On Thursday, Bryant confirmed to 11Alive News that three major companies are about to sign letters of intent to move into several of the 94 mostly vacant buildings on the 1,400 acre property.  “It’s going to be incredible because these will be skilled jobs; these will not be just minimum wage jobs,” he said.

While he can’t name them just yet, Bryant said those companies are promising as many as 500 to 1,000 jobs each — maybe more.

Add this to the Aerotropolis, a mixed use development anchored by Porsche‘s new North American Headquarters and probably Volkswagen, as well, and the new International Terminal at Hartsfield-Jackson, and the picture of a renaissance for the south side becomes very apparent.  Additionally, Fort Gillem’s 1400 acres offer far more company relocation opportunities and Fort McPherson‘s redevelopment of its 488 acres into a live/work mixed use community offers an opportunity to vitalize a dormant portion of Atlanta.

Volkswagen to Join Porsche at the Aerotropolis

The Atlanta Business Chronicle reports today that Volkswagen may join Porsche at Jacoby’s Aerotropolis in Hapeville.

The two companies planned a merger before the economic crisis put those plans on hold.  In January, the Wall Street Journal quoted Volkswagen AG Chief Executive Martin Winterkorn on the merger as saying that it “isn’t possible” in the foreseeable future because of swirling legal issues, so the German auto maker may instead buy out the Stuttgart-based firm’s core sports-car unit.

“We want to work together as soon as possible,” Mr. Winterkorn told reporters at the sidelines of the North American International Auto Show.

Mr. Winterkorn is CEO of Volkswagen and of holding company Porsche Automobil Holding, which sold 49.9% of Porsche AG, the sports-car business, to Volkswagen for €3.9 billion ($4.96 billion) in December 2009.

From the Atlanta Business Chronicle: Volkswagen’s plans include up to 200,000 square feet of offices and the relocation of executives from Germany, according to the ABC.

Volkswagen has a new assembly plant in Chattanooga, Tenn. and has made two announcements already this year of adding a total of 1,000 new employees to keep up with customer demand for their Passat.

The Port of Savannah’s Garden City Terminal handles the VW parts shipped in containers destined for Chattanooga and the Port of Brunswick handles their imports distributed throughout the Southeast.

Consolidating Volkswagen executives in the Aerotropolis could make sense, given its ties with the world’s busiest airport and the automaker’s large footprint across the Southeast.

The site would certainly fit as a high profile location next to Porsche, whose new $100 million headquarters will further strengthen the  city’s place on the global stage.  

It also promises to bring new investment and jobs to Hapeville.  The headquarters will eventually house 400 Porsche employees on its 26 acre campus.  Jacoby has said that it can lead to a renaissance of Hapeville and the surrounding area the same way Atlantic Station did for Midtown.

Porsche coming to Hapeville?

The Atlanta Business Chronicle reported last night that Porsche Cars North America is said to be considering relocating its headquarters from a Sandy Springs office tower to Atlanta Aerotropolis, a mixed-use development planned for the former site of Ford Motor Co.’s assembly plant near Hartsfield-Jackson Atlanta International Airport.

Porsche is eyeing the proposed Aerotropolis development for an expanded headquarters, which could involve a roughly $69 million investment and nearly double the company’s local employment, a source said.
